Buying a home at PGA WEST does not automatically include a golf or country club membership, and HOA dues and club membership are separate expenses. Your actual carrying costs depend on the PGA WEST neighborhood you buy in, the type of home you purchase, and whether—and at what level—you choose to join The Club at PGA WEST.

If you’re looking at homes in PGA WEST, there’s a good chance you’ve already discovered something slightly confusing:

There isn’t one simple “PGA WEST fee.”

And that’s the first thing I explain to buyers.

PGA WEST is enormous. It’s made up of multiple golf courses, neighborhoods, residential associations, and membership options. Two homes that both appear in a real estate search as being “in PGA WEST” can have very different HOA dues—and their owners can make completely different decisions about club membership.

So when someone asks me, “What does it cost to live at PGA WEST?” my answer is always:

Which part of PGA WEST, and how do you want to use it?

Let’s break it down.


Is a PGA WEST Membership Required When You Buy a Home?

No.

This is probably the most important thing to understand.

Owning a home at PGA WEST and belonging to The Club at PGA WEST are not the same thing.

You can purchase a PGA WEST home without becoming a golf member.

That means a buyer who loves the gated setting, mountain views, and golf-course environment—but doesn’t play enough golf to justify a private membership—can still consider PGA WEST.

On the other hand, someone who plans to make golf a major part of their desert lifestyle can choose a membership that provides much broader club access.

This separation between real estate ownership and club membership gives buyers considerably more flexibility than they sometimes expect.


PGA WEST HOA Dues and Club Dues Are Two Different Bills

This is where buyers can get tripped up.

Your HOA dues pay for the residential community.

Your club dues pay for your private club membership.

They aren’t interchangeable.

The PGA WEST Residential Association states that homeownership within its association does not include club membership or access to the private golf courses. It also states that homeowner HOA dues do not fund golf-course operations.

That’s an important distinction.

So when you see a listing with an HOA fee, don’t assume you’re looking at the complete cost of living at PGA WEST.

You may be looking at only one piece of it.


Why Do PGA WEST HOA Fees Vary So Much?

Because PGA WEST isn’t governed by one neighborhood HOA.

There are several residential associations within the larger PGA WEST community, including:

  • PGA WEST Residential Association I, commonly called Res I
  • Residential Association II, or Res II
  • The Fairways
  • PGA WEST Master Association

Different homes fall under different associations and may receive different services.

That’s why I don’t recommend doing a generic online search for “PGA WEST HOA fees” and assuming the number you find applies to the home you’re considering.

It may not.

The type of property matters, too.

A condominium where the association maintains substantial portions of the exterior, landscaping, and community facilities will naturally have a different fee structure from a detached home where the homeowner is responsible for more of those expenses.


What Do PGA WEST HOA Dues Actually Cover?

It depends on the association and property, but this is where buyers should look beyond the dollar amount.

For example, PGA WEST Residential Association I includes more than 1,400 homes and maintains extensive common areas, including landscaping, irrigation, private lakes, and 54 community pools and spas.

Its operating expenses include items such as:

  • Exterior maintenance of applicable units
  • Landscaping
  • Irrigation
  • Pool and spa maintenance
  • Gates
  • Pest control
  • Lake maintenance
  • Association insurance
  • Administration
  • Reserve funding
  • Streets and other common-area components

Res I also incorporates the PGA WEST Master Association assessment into its monthly residential assessment rather than billing the homeowner separately.

That’s why comparing HOA dues strictly by price can be misleading.

If one HOA is $300 less per month but you’re personally responsible for expenses another HOA covers, the less expensive association isn’t necessarily the better value.

Always ask what you’re getting for the money.


How Much Should You Expect to Pay in HOA Dues at PGA WEST?

This is the question everyone wants answered.

The frustrating—but accurate—answer is that there is no single PGA WEST HOA amount.

HOA dues can vary substantially depending on the residential association, property type, and services included.

Some homes may have an HOA in the several-hundred-dollar-per-month range, while certain condominium arrangements can approach $1,000 per month or more.

That doesn’t mean one homeowner is simply paying dramatically more for the same thing.

They’re often paying for different levels of maintenance and different association responsibilities.

So when I’m helping a buyer compare two PGA WEST homes, I don’t simply put:

Home A: $___ HOA

against

Home B: $___ HOA

I want to know what each fee covers—and what the homeowner will still have to pay for separately.

That’s the comparison that actually matters.

PGA WEST is one of those communities where buyers can get themselves into trouble by relying on the HOA number shown on a real estate portal.

The question isn’t simply, “How much is the HOA?”

It’s:

“Which association is this property in, what does that association maintain, and what expenses will I still have personally?”

That’s a much better comparison.


How Does PGA WEST Membership Work?

Membership at The Club at PGA WEST is separate from homeownership and is designed around different levels of club use.

According to PGA WEST’s current membership pricing sheet, there are four membership categories: Desert Golf, Premier Golf, Sport with Golf, and Champions. All memberships include the Champions level of amenities, with the higher tiers adding different levels of golf access.

That’s important because you don’t necessarily have to be a serious golfer to find value in membership.

Depending on the membership level, amenities include golf, fitness, tennis, pickleball, dining, social activities, and other club facilities.


What Does a PGA WEST Membership Cost in 2026?

Now we can get specific.

According to the 2026 PGA WEST Premier Membership Pricing provided by the club, current membership costs are:

PGA WEST notes that membership is by invitation only and that both initiation fees and monthly dues are subject to change. Desert Golf members also pay a $101 monthly trail fee.

All memberships include the member, spouse or significant other, and unmarried children under age 25.

That’s quite a range—from a $17,000 initiation fee and $570 monthly dues for Champions to $100,000 and $2,300 per month for Desert Golf.

And it illustrates perfectly why asking “How much is a PGA WEST membership?” doesn’t really give you enough information.

The better question is:

What kind of PGA WEST membership fits the way I’m actually going to live?


What Do You Get with Desert Golf?

Desert Golf is the highest golf-access level shown on the current pricing sheet.

It provides a seven-day advance tee-time booking window and unlimited playing privileges on nine PGA WEST courses:

  • Palmer Private Course
  • Nicklaus Private Course
  • Weiskopf Private Course
  • Pete Dye Stadium Course
  • Nicklaus Tournament Course
  • Greg Norman Course
  • Pete Dye Mountain Course
  • Pete Dye Dunes Course
  • The Citrus Course

It also includes full-privilege membership at The Citrus Club, participation in golf associations and club-sanctioned groups and team play, priority reservations for PGA WEST and Citrus Club social events, and certain VIP benefits.

For someone who intends to make golf a major part of life in the desert, that’s an impressive amount of access.

For someone who plays five times a year?

Probably not the membership I’d start with.


What Do You Get with Premier Golf?

Premier Golf currently carries an $85,000 initiation fee and $1,920 in monthly dues.

It includes a seven-day advance tee-time booking window and unlimited golf on six PGA WEST courses:

  • Palmer Private
  • Nicklaus Private
  • Weiskopf Private
  • Pete Dye Stadium
  • Nicklaus Tournament
  • Greg Norman

 

For an avid golfer who wants extensive access but doesn’t need all nine courses included with Desert Golf, this may be the more relevant comparison.


What About Sport with Golf?

This one deserves attention because it’s structured differently.

At the current published pricing, Sport with Golf has a $40,000 initiation fee and $890 monthly dues.

Members receive playing privileges on the six courses associated with Premier Golf and a five-day advance tee-time window, but golf isn’t unlimited. Sport members pay preferred member green fees when they play.

For someone who wants access to golf but doesn’t expect to play often enough to justify unlimited golf dues, that’s a very different value proposition.


What Is the Champions Membership?

Champions is currently $17,000 to join with monthly dues of $570.

It doesn’t include golf privileges, but calling it simply a “social membership” undersells what’s included.

Champions provides access to the Sports Club, tennis and pickleball amenities, dining, social events, and other club facilities.

For a PGA WEST homeowner who enjoys the club lifestyle but isn’t interested in paying for golf access, this may be the membership worth examining first.


What Does Membership Include Besides Golf?

Quite a bit.

All PGA WEST memberships include the Champions level, which gives members access to a broader lifestyle offering.

The current membership information lists tennis and pickleball amenities including lighted courts, private lessons, game arranging, leagues, and competitive play. It even includes access to the private Paws WEST dog park.

Sports Club amenities include:

  • Resort-style pool with 25-meter lap lanes
  • Poolside dining
  • Bocce
  • Basketball and volleyball
  • Fitness equipment
  • Weekly fitness classes
  • Personal training and sports therapy access
  • Billiards and table tennis

 

Members also have access to private dining at Kennedy’s, Peaks and Express 59, discounts at several other dining venues and PGA WEST golf shops, private clubhouse access, and hundreds of social events and club activities.

So don’t evaluate PGA WEST membership solely by counting golf courses.

For some homeowners, the fitness, dining, social, tennis, and pickleball components are a substantial part of the value.

Sheri’s Take

The $100,000 initiation fee gets everyone’s attention.

But that’s not the number every PGA WEST homeowner should be looking at.

If you don’t need unlimited golf on nine courses, you may not need Desert Golf.

If you want some golf access but aren’t going to play constantly, Sport with Golf may deserve a closer look.

And if you’re primarily interested in dining, fitness, tennis, pickleball, and the social side of PGA WEST, Champions could be much closer to what you’ll actually use.

Start with your lifestyle and work backward to the membership.

Not the other way around.


What Should You Budget for Beyond HOA and Membership Dues?

If you’re seriously considering PGA WEST, look at the entire carrying cost rather than just the two biggest numbers.

Depending on your property and membership, you may also have:

  • Property taxes
  • Homeowners insurance
  • Utilities
  • Golf cart purchase and maintenance
  • Cart or trail fees
  • Golf green fees depending on membership level
  • Dining expenses
  • Guest golf fees
  • Home maintenance
  • Pool maintenance for a private pool
  • Landscaping not covered by your HOA
  • Home-watch or property-management services if you’re seasonal
  • Periodic HOA assessments
  • Future increases in HOA or club dues

None of these are unusual.

But they should be part of your budget before you fall in love with the view from the patio.


A Realistic Way to Think About PGA WEST Carrying Costs

Instead of asking:

“What’s the monthly fee at PGA WEST?”

I recommend breaking your costs into four buckets:

A buyer who doesn’t join the club might have HOA dues and ordinary homeownership expenses but no private-club dues.

A homeowner choosing Champions currently adds $570 per month in club dues after the initiation fee.

At the other end of the spectrum, a Desert Golf member currently adds $2,300 in monthly club dues plus the $101 monthly trail fee—before HOA dues and ordinary homeownership expenses.

Same PGA WEST address.

Very different carrying costs.


Does Buying a PGA WEST Home Give You Golf Privileges?

Not automatically.

This misconception is worth repeating because I see it often.

Buying a home overlooking a PGA WEST golf course does not mean golf comes with the house.

Residential ownership and private-club membership are separate.

Likewise, paying an HOA doesn’t mean part of that money is quietly paying for your golf membership.

If golf is important to your purchase decision, verify the current membership options and availability before you buy the home.

Not afterward.


What Should You Ask Before Buying at PGA WEST?

Before making an offer, these are the questions I’d want answered:

  1. Which PGA WEST residential association governs this property?
  2. What are the current monthly HOA dues?
  3. Is there a separate or included Master Association assessment?
  4. Exactly what does the HOA maintain?
  5. What is the homeowner personally responsible for?
  6. Are there any current or upcoming special assessments?
  7. How well-funded are the association’s reserves?
  8. What does the HOA’s insurance policy cover?
  9. Which PGA WEST club memberships are currently available?
  10. What are today’s initiation fees and monthly dues?
  11. Are there trail, cart, green, dining, or other additional fees?
  12. What is the current membership application/invitation process?

If you’re comparing two homes, get these answers for both.

That’s when you begin seeing the real difference in ownership cost.


Is PGA WEST Worth the Cost?

For the right buyer, absolutely.

But “the right buyer” is the important part.

PGA WEST can be especially appealing if you want a large resort-style golf community, substantial recreational options, gated neighborhoods, and the ability to choose how deeply you participate in the private-club lifestyle.

Golfers can take advantage of something very few desert communities can replicate: an extraordinary concentration of golf.

Non-golfers can enjoy the setting without automatically being required to purchase a full golf membership.

And seasonal owners may appreciate the maintenance structure of certain PGA WEST neighborhoods.

But PGA WEST isn’t one-size-fits-all.

A buyer who wants a small, intimate country club may prefer something different.

Someone who wants no HOA at all should obviously look elsewhere.

And a buyer who chooses a property based on purchase price without understanding its association expenses may be in for an unpleasant surprise.

When I show PGA WEST, I don’t start by asking buyers which floor plan they like.

I want to understand how they’re going to live.

Do you golf?

How often?

Are you here three months or twelve?

Do you want a condo where more maintenance is handled for you, or a detached home where you have more responsibility and control?

Do you want the club to become the center of your social life, or do you simply want to live in a beautiful gated golf community?

Once I know those answers, PGA WEST becomes much easier to navigate.

And because PGA WEST has multiple residential associations and membership choices ranging from Champions to nine-course Desert Golf, that number can look very different from one buyer—or one property—to another.

That’s why I don’t believe in giving buyers a generic “PGA WEST costs $X per month” answer.

There isn’t one.

The better question is:

What will PGA WEST cost for the home you want and the lifestyle you actually plan to have?
