Madison Club La Quinta Real Estate Update & New Listings

Sales of custom homesites at Madison Club have totaled almost $40 million so far this year and as the new season kicks off there are 14 new Madison Club custom lot listings available priced from $950,000 to $2 million. The average sale price for lots sold so far this year at Madison Club is $1.7M.

The average price paid for Madison Club Custom Homes so far this year was $7.2M. A few Madison Club custom estate homes, villas and clubhouse suites have also recently come on the market priced from $1.75 to $10 million.

Toscana Country Club Indian Wells – Real Estate Update


Yesterday I commented on the strong sales of custom home lots at the super-lux Madison Club in La Quinta. In the coming days I’ll be taking a look at sales in other Palm Springs area luxury communities so far this year compared to the same period of 2011.

Toscana Country Club is the last private country club to be developed in prestigious Indian Wells, one of the smallest and upscale communities in the desert. Toscana Country Club is home to two world-class Jack Nicklaus Signature golf courses and some of the finest amenities in the desert.

Toscana Country Club Home Sales Year-To-Date 2012 versus 2011

  • 2012: 22 Homes sold totaling $37.3M in sales. Average sale price: $1.7M
  • 2011: 18 Homes sold totaling $29.2M in sales. Average sale price: $1.6M

So comparing the same January 1st through November 7th sales period at Toscana, unit sales were up 18% so far this year and the average sales price increased 5.5% from $1.6M to $1.7M.

Toscana Country Club just released a number of new home locations priced from $995,000 to over $2M. I’ve helped a number of clients with Toscana Country Club properties including both new construction and resale homes. Hideaway Golf Club La Quinta Real Estate Update

Yesterday I commented on the strong sales at Toscana Country Club and today we’re taking a look at sales so far this year at Hideaway Golf Club in La Quinta.

Hideaway Golf Club in La Quinta features two distinct and dramatic golf courses and some great views of the Santa Rosa and Chocolate Mountains. As one of the younger clubs in the desert, Hideaway Golf Club has become a popular community that’s known for it’s active social, fitness and golf activities. Hideaway is a fun and unpretentious country club.

Hideaway Golf Club Homes For Sale include a variety of custom homes, bungalows and golf villas priced from $1 million to over $5 million. How’s the real estate market at Hideaway you say? Let’s take a look.

Hideaway Golf Club Home Sales Year-To-Date 2012 versus 2011

  • 2012: 23 Homes sold totaling $42.7M in sales. Average sale price: $1.85M
  • 2011: 17 Homes sold totaling $34.8M in sales. Average sale price: $2.04M

So comparing the above numbers unit sales were up 26% so far this year at Hideaway while the average sales price decreased about 8% from $2.04M to $1.85M. But consider that the average home sold so far in 2012 was 4,214 Square feet, which was 328 square feet smaller than the average sale in 2011 (4,512 Sq. Ft.). The average price paid per square foot actually increased from $435 to $437 per square foot which means values increased slightly year-over-year.

Dining Around The Desert: Fisherman’s Landing Bar & Grill

Fisherman’s Landing Bar & Grill is located within the JW Marriott Desert Springs mega resort in Palm Desert. Don’t let the resort hotel location scare you off though as Fisherman’s checked all our boxes that we look for in a restaurant.

Prior to opening this new location at the JW Marriott, the owners opened and still operate several popular Fisherman’s Market & Grill restaurants with three here in Palm Springs, Palm Desert and La Quinta. My husband Bill and I always enjoyed the food but we didn’t care that much for the self-service setups.

The new Fisherman’s Landing Bar & Grill offers diners a choice of sit down service in the large bar area or you can opt for self-service in the main dining room. Bill and I headed for the bar where we were promptly greeted and offered both dinner and bar food menus with extensive selections.

I enjoyed a fabulous Fisherman’s special salad featuring charbroiled Mahi-Mahi, cold jumbo shrimp and crab over fresh romaine with and red cabbage, tomatoes and shredded carrots. Bill raved about his Baja Fish Taco’s with beer-battered Alaskan Cod that was lightly fried and topped off with Pico de Gallo Salsa and Fisherman’s famous white sauce.

Fisherman’s offers a wide selection of fish, sandwiches, pastas, salads and soups. And for landlubber’s they also offer steaks, chicken and lamb chops and a special children’s menu.

Fisherman’s features a large outside deck overlooking the resorts pool and grounds. Inside, abundant windows provide good views from both the bar and dining areas. And for a large resort hotel we actually found Fisherman’s prices to be quite reasonable.

I highly recommend Fisherman’s Bar & Landing and Bill and I will be returning throughout the year. Parking tip. The resort valet parking is expensive, but you can have your valet ticket validated in the restaurant for free parking. If you haven’t visited this large resort you’ll want to spend some extra time exploring or taking a boat ride.

I’m amazed at how much inaccurate information is presented daily on so many of the big national real estate search sites.

Not Exactly Fresh

I recently checked on several of my own Palm Springs area properties that are currently listed on our Desert Area MLS®. Zillow® lists several available properties as ‘not for sale’ – information that in this case is actually two years old! And I see the same results on Realtor.com® and Trulia®. On the flip side these sites also show several of my listed properties as ‘for sale’ when in fact they in fact have been in escrow for a number of days (pending sale).

The MLS property listings you can view on our Sheri Dettman & Associates real estate websites are updated about every 15 minutes directly from our local MLS. Not next week, next month or next year. Keep in mind that the goal of most big national real estate sites is to sell advertising, not to serve homebuyers and sellers. I don't sell advertising and personally I'll take fresh over stale any day!
