Golf homes on the Nicklaus Private Course at PGA West

PGA West in La Quinta offers a wide variety of golfing experiences and real estate opportunities. With six championship golf courses and seven neighborhoods, PGA West offers a resort lifestyle across a wide variety of prices and home styles. Condos begin in the $200’s. Single-family homes and luxury custom residences are available in all price ranges from moderate to super-luxury.

One of the advantages of purchasing a home at PGA West is the choice of either public non-membership golf on three courses, or membership enabling play on all six courses. PGA West also allows short term as well as long-term rentals, which is rarely allowed under HOA rules at many luxury communities. This can be a real plus for owners who desire to rent their properties a few times a year when they are not there to personally enjoy them.

Non-golfers also have the opportunity to become social and fitness members allowing them to utilize the PGA West private clubhouses, dining, fitness, tennis and limited private golf. All members receive dining and spa discounts at the affiliated La Quinta Resort, as well.

Monthly HOA dues are varied within the seven PGA West neighborhoods, dependent on the included amenities and services. Recent PGA West HOA’s ranged from $385 to over $600 for condos. Condo HOA’s are usually higher but often include exterior building maintenance, insurance, and amenities such as pools and spas.

Woodhaven Country Home Owners Vote To Buy Their Golf Course

The Woodhaven Country Club HOA voted recently to purchase their golf course, clubhouse and tennis courts. The $3 million purchase price works out to $6,000 per home, which can be paid by each home owner in a lump sum or financed over time. 83% of Woodhaven homeowners voted for the purchase, with 93% of owners casting votes.

HOA President Ken Durham reports that the Woodhaven golf course will continue to be semi-private, with outside public play continuing.

Fireworks at The Madison Club

Last night, my husband Bill and I were guests at The Madison Club in La Quinta celebrating the opening of Madison’s fabulous new clubhouse and amenities. Madison Club members, guests, PGA Tour players and celebrities alike enjoyed the warm desert evening as the event unfolded on the clubhouse terrace and around the luxurious pool facilities.

The stunning clubhouse is perched above the 1st, 9th and 19th holes, offering spectacular views of the golf course and the Santa Rosa Mountains beyond. Our evening at Madison wrapped up with a spectacular fire works display.

Driving The Golf Courses
As a side benefit of our photo shoots, I drive a golf cart around every single golf hole in every community that we shoot! I’m also visiting clubhouses, gyms, tennis courts and other community amenities and sharing this information with Sheri and Jonell to be able to pass on my vital findings to our clients. Super-Luxury Villas at The Madison Club, La Quinta

Location, Location, Location

Homes within most Palm Springs area golf communities continue to out-perform properties outside golf communities. As an example, La Quinta's average single-family resale home in a golf community sold for $817,800 in November '08. While the price is well above La Quinta's average prices, it is down significantly from the average golf course home sale price of $1,284,889 in November of '07.

’08 Palm Springs Golf Community Top-20 List

Our annual Palm Springs area Golf Community Top-20 report ranks area golf communities by units sold during the year 2008 compared to '07. This year nine of the top 20 golf communities recorded sales increases over '07 totally bucking the national real estate trends. Only three golf communities recorded overall price increases, while ultra-exclusive Bighorn was the only one to record both sales and price increases for '08.

The top-10 offered double digit discounts over '07. Communities that recorded a significant sales increase along with price decreases seemed to be popular with bargain hunters, especially in the under $500,000 segment where about 82% of December '08 sales were recorded. After each community name you’ll see the sales increase or decrease in units first, then the average price change over the previous year. We've ranked these communities by sales increases in descending order.
