Conserving Water In Our Desert Can Be A Good Thing!

California is working through a historical drought. The state has mandated water cuts of 25% statewide and asked for cutbacks of 35% here in the Coachella Valley. Personally I believe that could be a good thing. It’s time we realize that this is indeed the desert and that we need to start planting more desert landscape and less of the big, lush green lawns, which can help achieve our needed conservation of water.

State of California officials are focusing on meeting the new water goals by focusing on the replacement of 50 million square feet of green lawns with ‘drought tolerant landscaping.” Some cities and water districts are offering rebates for replacing turf.

A Little Less Grass, More Desertscape

Homes that combine smaller areas of grass with desertscape are great examples of just one way to save a lot of water. New homes being developed at Griffin Ranch in La Quinta (top photo) offer just that, and also include programmable irrigation systems with built-in rain sensors that automatically shut off sprinklers when it rains.

And yes, it does rain here in the desert! Several HOA's within PGA West are converting total grass areas to smaller areas of grass combined with desertscape.

New home communities have been required by local water agencies to plant more desertscape and fewer grass areas in common areas for over a decade. Many large country club communities including Rancho La Quinta Country Club started replacing large grass areas with desertscape several years ago, and these areas look great.

Palm Springs area golf courses have also been taking action with plans to replace turf areas outside of fairways and greens with desertscape. In past years, golf courses had been slow to conserve water because water has been cheap and plentiful here in the desert, but with mandated cuts many are now making the changes.

PGA West in La Quinta, the largest golf community in the desert already cut water usage this year by not over-seeding non-fairway and greens areas. Those areas of grass go dormant and for now require no watering. In addition, some of the HOA’s within PGA West have recently replaced common area grass with more desertscape. Others are in the works.

Inexpensive Desert Water

According to a recent article in the Los Angeles times, water in the LA area is about five times more expensive than here in the desert. And with this cheap water, golf courses and other large water users had little incentive to conserve water over the years. But now with state-mandated cuts, golf courses, and other large users are finally taking action.

Most of the desert regions water supply comes from an underground aquifer. It’s so big “when the U.S. Geological Survey tried to measure its size, their scientists got to 12 trillion gallons, and they stopped counting,” said Coachella Valley Water District Spokesperson Heather Engel.

In recent years though, the valley had been drawing more water from this giant aquifer than it had been replacing. That's now being reversed by importing water via the 120 mile All American Canal from the Colorado River and letting it percolate into the giant aquifer. Long term though it’s up to all of us enjoying the desert lifestyle to plant more desertscape, less grass and not to waste our water resources.

Year-Round Sunshine Still Popular Here

People love the desert because of our almost year-round sunshine and warm temps. We have cheap water compared to the rest of Southern California, but that’s no excuse to not be smarter how we use our water.

Vacation Home Sales Up 57% Over Previous Year

Palm Springs Area Second Home Sales Update

Sales of second homes or vacation homes rose 57% in the U.S. last year compared to 2013 according to The National Association of Realtors (NAR). During 2014, 1.3 million vacation homes were sold which is a new record.

And according to this NAR survey, vacation homes accounted for 27% of all real estate transactions last year. The survey also found that 85% of vacation homebuyers think that now is a good time to invest in real estate.

These trends appear to parallel what we are experiencing here in the Palm Springs real estate market. 2014 was a record year for Sheri Dettman & Associates, and so far 2015 is tracking well ahead of last year.

Baby boomers remain a driving force behind second home sales. Many boomers have enjoyed a six-year market rally, and some of these boomers are now taking some of those gains out of the market and investing in second homes.

In past years, we saw a mix of about 50/50 cash versus loan purchases. This year however we’re seeing more buyers taking advantage of today's low-interest rates and conserving cash. That said, many mortgage experts expect interest rates to start rising sooner rather than later.

As the Canadian Dollar retreated against the U.S. dollar last year, we experienced a pullback in second home purchases by Canadians. U.S. homebuyers, especially from within the State of California stepped up in large numbers to keep our market growing.

Now however we’re starting to see a lot of Canadian buyers jumping back into the Palm Springs area market, and in all price segments from affordable to luxury. We have also seen quite a few Canadians with existing Palm Springs area homes trading up this year.

Our Palm Springs weather this week is one major reason so many people choose to spend part of or all winter here and to invest in Palm Springs Real Estate. My husband Bill took the photo above just yesterday at Rancho La Quinta Country Club.

Daily sunshine this week, with high temperatures averaging about 82º F (27.7 º F) are certainly being enjoyed by locals and visitors alike. Seeing people enjoying our Palm Springs area golf courses, tennis courts, bike paths and of course thousands of pools testament to our sunny days.

As you can imagine, we have clients that have primary homes and businesses located throughout the United States and Canada. And over the last few weeks I’ve been getting tons of weather updates from many wet, cold and snowy parts of North America. Several of these clients have recently purchased Palm Springs area homes and are looking forward to returning to the desert later this month.

To Warm For Canadians?

Just yesterday, Carol, one of my Canadian homebuyers at Hideaway Golf Club in La Quinta was telling me that she’d prefer cooler weather. She'd prefer our February temps to be in the 70’s rather than the low to mid 80’s. I’m curious. Do other Canadian’s feel the same way or are you good to go with the 80’s?

My husband Bill and I have enjoyed extensive visits to Canada over the years. And my advice for Americans that have not traveled to Canada is just to go! You won’t be disappointed.

Travel to Canada also represents a great summer getaway for full-time Palm Springs area residents and is closer than you think. The provinces (similar to our States) of British Columbia and Alberta are popular western Canada destinations for those of us in the Western U.S.

76 Million Boomers Began Turning 50 This Year!

"The youngest of 76 million boomers have begun turning 50 this year and 10,000 boomers per day will turn 65 from now through 2030." This data was shared in an article on CNBC.com article about the booming housing market for Boomer Retirees.

The article mentions how more and more boomers are seeking an active lifestyle and how these demographics alone are driving increased demand for 55-plus communities. "The concept has gotten an even bigger boost in recent years as more boomers find themselves sitting in an empty nest in an active housing market," the article said.

As I read the article, I thought of the Palm Springs area real estate sales as it relates to this huge boomer market. Yes, the Palm Springs real estate market has several active adult communities including Sun City Palm DesertSun City Shadow Hills and Heritage Palms Country Club in Indio, and Trilogy at La Quinta

Many people like active-adult communities because the Home Owners Association (HOA) can do the 'heavy lifting', such as yard work. There are also a variety of social and athletic activities to enjoy. But that's the great thing about so many of our Palm Springs area golf and country clubs, and even non-golf resort lifestyle communities–the heavy lifting can be done for you!

Many Desert Communities Provide Value Added Services

Let's take PGA West in La Quinta as an example. PGA West includes about 2,400 homes and luxury condos. Most neighborhoods include landscape maintenance for each property and condos include exterior building maintenance too.
