Summer In The Palm Springs Area: When It’s Hot, It’s Hot

Summer In The Palm Springs Area: When It’s Hot, It’s Hot

Andalusia At Coral Mountain, La Quinta

From A Mild May To Triple Digits In June

This summer we enjoyed a very mild May with days in the 80’s and low 90’s. Things changed in June as the desert heated up to, well, desert temperatures. Living here full-time I’m often asked about our typically warm summers. Is it too hot? Do you go away to escape the summer heat?

During the summer, most people get outside activities done earlier in the day. This week the highs ranged from 105º to 112º. But between 7 AM and Noon it's mostly in the 90’s. Golf, tennis, walking, biking and other outdoor pursuits can be enjoyed well before temperatures peak around 4 to 5 PM.

It’s Cool Inside

Santa Rosa Mountains, La Quinta

Later in the day most people are cozily inside air-conditioned stores, homes, restaurants, theaters and other activities. Frankly, the biggest hassle is getting into a hot, parked car. Tip: Look for shade when parking and open two doors for a minute of airflow before getting in.

My husband Bill and I typically enjoy a variety of little travel breaks during the summer. A two or three day mini trip to Laguna Beach or San Diego is just a couple of hours away. A variety of nearby mountain towns or an overnight trip to adjacent LA is another popular option. Another of my favorites is the 90-minute flight or one-day drive to San Francisco. Then, every other year we’ll enjoy a longer trip.

Before You Know It, Fall & Then Winter Have Arrived

Our desert summers tend to go by quickly. Before you know it Fall has arrived, and all the snowbirds are on their way back to escape old man winter. Long story short, I'll take a few months of desert heat over the prospect of cold and wet anytime.

Can we help you find your home in the Palm Springs area sun?

Legacy Villas La Quinta Real Estate Update

Legacy Villas La Quinta Real Estate Update

Our Sheri Dettman & Associates marketing team was onsite at Legacy Villas in La Quinta this week. If you’re not familiar with Legacy Villas, it’s a popular resort lifestyle community featuring two to three bedroom condos (called Villas) and both single and dual level townhomes.

We originally sold this Condo located at 77781 Tradition Drive in ’07. I like the location near the back of the Legacy community. You'll find this to be one of the most private locations within Legacy Villas. The two balconies have great views of the nearby mountains. One of the community pools is located just across the street.

Updated Legacy Villas Video Tour

Our production assistant, photographer and video crew were at Legacy to shoot our newest Legacy Villas Condo For Sale. While there, they updated our Legacy Villas video tour with new footage. It was a beautiful sunny day at Legacy with temps of about 83º F. You'll find the video at the bottom of this article.

Legacy Villas Amenities

Condo and townhome resale units are a great way to enjoy the Palm Springs desert lifestyle for people looking for a lock and leave experience. Most everything is taken care of for Legacy owners. And if you don’t want to do anything you can take advantage of optional cleaning services to handle the inside chores for you.

In addition to the 14 community pools, you'll have access to the fitness center, the expansive clubhouse, and one of my personal favorites; the hammocks strung between several palm trees.

Rental Opportunities At Legacy

The condos at Legacy are unique for rentals in that each of the one to three bedrooms can be locked off from the others, and they each have private entry doors. Some owners choose to lock off their master suite, leaving the other bedroom(s), great room and kitchen for renters or their guests to enjoy.

Legacy townhomes are larger than condos and offer a bit more privacy. Unlike condos, townhomes don’t have the lock off feature, but are very popular for vacation rentals.

Find Your Place In The Sun At Legacy Villas

If you’re considering making an investment in a vacation lifestyle condo or townhome, you’ll want to consider Legacy Villas. Over the years, our Sheri Dettman & Associates team of specialists has helped dozens of buyer and sellers at Legacy. We know the community and the inventory well. So please don’t hesitate to contact us for more information or to arrange your visit to Legacy Villas.

Palm Springs Real Estate & The California Drought

Palm Springs Real Estate & The California Drought

Desertscape & Grass At Griffin Ranch, La Quinta

Conserving Water In Our Desert Can Be A Good Thing!

California is working through a historical drought. The state has mandated water cuts of 25% statewide and asked for cutbacks of 35% here in the Coachella Valley. Personally I believe that could be a good thing. It’s time we realize that this is indeed the desert and that we need to start planting more desert landscape and less of the big, lush green lawns, which can help achieve our needed conservation of water.

State of California officials are focusing on meeting the new water goals by focusing on the replacement of 50 million square feet of green lawns with ‘drought tolerant landscaping.” Some cities and water districts are offering rebates for replacing turf.

A Little Less Grass, More Desertscape

Newly Installed deserts cape by the HOA At PGA West

Homes that combine smaller areas of grass with desertscape are great examples of just one way to save a lot of water. New homes being developed at Griffin Ranch in La Quinta (top photo) offer just that, and also include programmable irrigation systems with built-in rain sensors that automatically shut off sprinklers when it rains.

And yes, it does rain here in the desert! Several HOA's within PGA West are converting total grass areas to smaller areas of grass combined with desertscape.

New home communities have been required by local water agencies to plant more desertscape and fewer grass areas in common areas for over a decade. Many large country club communities including Rancho La Quinta Country Club started replacing large grass areas with desertscape several years ago, and these areas look great.

Desert Golf Courses Conserving Water

Conserving Water On The PGA West Palmer Golf Course

Palm Springs area golf courses have also been taking action with plans to replace turf areas outside of fairways and greens with desertscape. In past years, golf courses had been slow to conserve water because water has been cheap and plentiful here in the desert, but with mandated cuts many are now making the changes.

PGA West in La Quinta, the largest golf community in the desert already cut water usage this year by not over-seeding non-fairway and greens areas. Those areas of grass go dormant and for now require no watering. In addition, some of the HOA’s within PGA West have recently replaced common area grass with more desertscape. Others are in the works.

Inexpensive Desert Water

According to a recent article in the Los Angeles times, water in the LA area is about five times more expensive than here in the desert. And with this cheap water, golf courses and other large water users had little incentive to conserve water over the years. But now with state-mandated cuts, golf courses, and other large users are finally taking action.

The Coachella Valley Water Source

Coachella Valley's All American Canal

Most of the desert regions water supply comes from an underground aquifer. It’s so big “when the U.S. Geological Survey tried to measure its size, their scientists got to 12 trillion gallons, and they stopped counting,” said Coachella Valley Water District Spokesperson Heather Engel.

In recent years though, the valley had been drawing more water from this giant aquifer than it had been replacing. That's now being reversed by importing water via the 120 mile All American Canal from the Colorado River and letting it percolate into the giant aquifer. Long term though it’s up to all of us enjoying the desert lifestyle to plant more desertscape, less grass and not to waste our water resources.

Year-Round Sunshine Still Popular Here

People love the desert because of our almost year-round sunshine and warm temps. We have cheap water compared to the rest of Southern California, but that’s no excuse to not be smarter how we use our water.

Vacation Home Sales Up 57% Over Previous Year

Palm Springs Area Second Home Sales Update

Sales of second homes or vacation homes rose 57% in the U.S. last year compared to 2013 according to The National Association of Realtors (NAR). During 2014, 1.3 million vacation homes were sold which is a new record.

And according to this NAR survey, vacation homes accounted for 27% of all real estate transactions last year. The survey also found that 85% of vacation homebuyers think that now is a good time to invest in real estate.

These trends appear to parallel what we are experiencing here in the Palm Springs real estate market. 2014 was a record year for Sheri Dettman & Associates, and so far 2015 is tracking well ahead of last year.

Several Reasons Second Home Sales Are Strong

Palmilla Luxury Homes in La Quinta

Baby boomers remain a driving force behind second home sales. Many boomers have enjoyed a six-year market rally, and some of these boomers are now taking some of those gains out of the market and investing in second homes.

Many of our current boomer clients also tell us that as they move closer to retirement they are investing in second homes that they’ll later make their primary residence.

Desert Buyers Taking Advantage Of Today's Low Interest Rates

In past years, we saw a mix of about 50/50 cash versus loan purchases. This year however we’re seeing more buyers taking advantage of today's low-interest rates and conserving cash. That said, many mortgage experts expect interest rates to start rising sooner rather than later.

Canadian Buyers Coming Back Into The Palm Springs Market

As the Canadian Dollar retreated against the U.S. dollar last year, we experienced a pullback in second home purchases by Canadians. U.S. homebuyers, especially from within the State of California stepped up in large numbers to keep our market growing.

Now however we’re starting to see a lot of Canadian buyers jumping back into the Palm Springs area market, and in all price segments from affordable to luxury. We have also seen quite a few Canadians with existing Palm Springs area homes trading up this year.

Palm Springs Real Estate Market Update

Sorry About Our Warm Palm Springs Weather This Week!

Our Palm Springs weather this week is one major reason so many people choose to spend part of or all winter here and to invest in Palm Springs Real Estate. My husband Bill took the photo above just yesterday at Rancho La Quinta Country Club.

Daily sunshine this week, with high temperatures averaging about 82º F (27.7 º F) are certainly being enjoyed by locals and visitors alike. Seeing people enjoying our Palm Springs area golf courses, tennis courts, bike paths and of course thousands of pools testament to our sunny days.

As you can imagine, we have clients that have primary homes and businesses located throughout the United States and Canada. And over the last few weeks I’ve been getting tons of weather updates from many wet, cold and snowy parts of North America. Several of these clients have recently purchased Palm Springs area homes and are looking forward to returning to the desert later this month.

To Warm For Canadians?

Just yesterday, Carol, one of my Canadian homebuyers at Hideaway Golf Club in La Quinta was telling me that she’d prefer cooler weather. She'd prefer our February temps to be in the 70’s rather than the low to mid 80’s. I’m curious. Do other Canadian’s feel the same way or are you good to go with the 80’s?

How’s The Palm Springs Real Estate Market?

Personally, our Sheri Dettman & Associates team of specialists is busy. Our 2014 sales were up about sixteen percent over the previous year, and we are forecasting double-digit growth again this year. As we examine our local golf and country club community sales trends each month, we again see that Palm Springs real estate is local. And when I say local, I’m talking about right down to the neighborhood level.

Keep in mind that the national and even local news outlets usually report Palm Springs real estate sales on a city-by-city comparison level. They also reference the median priced home. But if you’re buying or selling in a gated luxury golf or country club community that information often has little or no bearing.

Before Buying Or Selling, Information Is Knowledge

Information is knowledge. And our goal is to help our buyer and seller clients be some of the best-informed buyers and sellers in the Palm Springs real estate market. A little extra knowledge can often result in a smoother and more profitable real estate transaction.

For our homebuyer clients, we develop community-by-community proprietary sales data down to a micro level before you make an offer. For our home seller clients, our community data can help price your home correctly while your home’s competition could be priced over or worse, under the market price.

“This is why we need a California home!" - Todd & Noel

Todd & Noel live in Mechanicsburg, Pennsylvania. We are working together to find them a Palm Springs area vacation home. Just yesterday, Noel emailed this photo from their drive with the caption "This is why we need a California home!"
