The answer is that Indian Wells Country Club isn’t one conventional HOA community. It is a large residential community containing nearly 1,000 private residences, approximately 800 of which are represented by 28 separate homeowners associations. Overlaying much of that is the Indian Wells Country Club Community Fire Access Maintenance District No. 1, while the private country club itself is a separate entity.

So when you’re comparing homes here, you need to compare all three buckets, not just the HOA number on the listing.

Two homes listed as being in Indian Wells Country Club can have very different ownership costs.

One might be a custom single-family residence without a conventional HOA.

There is no universal Indian Wells Country Club HOA fee. HOA dues vary by the property’s specific association, and some properties may not have conventional HOA dues at all. Buyers should verify the exact amount property by property rather than relying on a community-wide estimate.

For example, a 2026 listing at 77905 Cottonwood Cove reported HOA dues of $950 per month, including building and grounds and security.

That does not mean $950 is “the Indian Wells Country Club HOA fee.”

It’s the fee associated with that particular property and association at that particular time.

This distinction is especially important when you’re comparing detached custom homes with condominiums or homes where an association takes responsibility for more of the exterior maintenance.

What can Indian Wells Country Club HOA dues cover?

Depending on the association, dues may pay for some combination of:

  • Common-area landscaping
  • Building or exterior maintenance
  • Community pools and spas
  • Association insurance
  • Roof maintenance or reserves
  • Private landscaping
  • Irrigation
  • Security
  • Common-area utilities
  • Management
  • Reserve funding
  • Other association-specific services

Never assume those services are included simply because another home within Indian Wells Country Club includes them.

The HOA documents for the specific property are what matter.

What Is the Indian Wells Country Club FAMD Fee?

The Fire Access Maintenance District No. 1, or FAMD, is not a traditional HOA. It is a City of Indian Wells district that provides services including private-street maintenance, access control and security, gatehouse maintenance, common-area landscaping and lighting within the Indian Wells Country Club community.

This is one of the most frequently misunderstood costs in the community.

The City created FAMD after the streets within Indian Wells Country Club became private. The district now oversees approximately 13.5 miles of streets, along with security and other community infrastructure.

For fiscal year 2026–27, the City approved the following special parcel tax:

The FAMD is supported by this special parcel tax as well as general property-tax revenue.

For the typical homeowner, the important number is $1,559 per year for an improved residential parcel, or roughly $130 per month if you’re converting it to a monthly figure for budgeting purposes.

But it is a parcel tax, not another $130 monthly HOA bill.

The approved tax also contains an annual escalation provision. For FY 2026–27, the applicable increase was 3%.

Is the FAMD the Same as the HOA?

No. The FAMD and your individual HOA are separate. FAMD handles district-level services such as private streets, access control, security and common landscaping, while an individual HOA may maintain property or amenities within its particular association.

Club membership is separate from residential ownership. Buying a home inside Indian Wells Country Club should not be confused with purchasing a club membership, and buyers should verify current membership requirements, availability and privileges directly with the club before purchasing.

This is an important difference from some country club communities where purchasing a home can trigger a mandatory membership.

The private club is currently operated as part of the Invited family of clubs.

Membership itself comes in several levels.

How Much Is an Indian Wells Country Club Membership?

The published 2025–2026 Indian Wells Country Club membership schedule lists four primary categories:

What’s Included With a Social Membership?

The published Social Membership is $2,000 to join plus $425 per month before applicable taxes. It includes access to fitness, dining, social events, bocce and tennis at Indian Wells Tennis Garden, but does not include regular home-club golf privileges.

For someone who loves the country club lifestyle but isn’t interested in paying for a full golf membership, this can be an attractive option.

It also illustrates an important point for home buyers:

You don’t necessarily need to be an avid golfer to enjoy living within a golf community.

How Much Is a Golf Membership at Indian Wells Country Club?

Published 2025–2026 golf initiation fees range from $15,000 to $40,000, with monthly dues from $1,225 to $1,925 before applicable taxes. The cost depends largely on course access and additional club privileges.

Classic Golf: $15,000 initiation + $1,225/month

Classic Golf includes unrestricted play on the Classic Course.

During the October to May season, Cove Course access begins after 2 p.m. Outside the season, the published membership includes unlimited Cove access.

Premier Golf: $30,000 initiation + $1,720/month

Premier Golf provides unrestricted golf on both the Classic and Cove courses with five-day advance tee times, along with golf leagues and the club’s fitness, dining and social amenities.

Desert Dual: $40,000 initiation + $1,925/month

Desert Dual adds access beyond Indian Wells Country Club.

The published membership includes unrestricted Classic and Cove golf plus access to the Dye and Palmer courses and other amenities at Mission Hills Country Club, subject to applicable restrictions.

For serious golfers who expect to play frequently, the differences between these categories are worth understanding before choosing solely on price.

What Is XLife and Does It Cost Extra?

The published membership materials also list XLife benefits at $85 per month, with different programs available to Golf and Social members.

Benefits can include dining discounts and access to participating clubs while traveling, while the golf benefits and restrictions vary by membership type.

Because these benefits, participating clubs and terms can change, this is another item I’d verify directly with the club rather than treating an old web page as gospel.

How Much Would It Cost Per Year to Live at Indian Wells Country Club?

Here’s where putting the numbers together becomes useful.

Suppose you purchased an improved residential property without a separate HOA and chose Premier Golf membership.

Using the published club pricing and FY 2026–27 FAMD parcel tax:

Same country club community. Very different carrying cost.

That is precisely why buyers should compare homes based on total annual ownership cost, not just purchase price.

Is Indian Wells Country Club Membership Included in HOA Dues?

Generally, don’t assume it is. Club membership and residential HOA dues are separate costs, and buyers should verify whether a particular association has any special arrangement with the club.

This is one of the questions I would resolve before making an offer.

If golf is important to you, we should verify:

  • Which membership category is currently available
  • Current initiation fee
  • Current monthly dues
  • Applicable taxes
  • Cart or trail fees
  • Food or beverage requirements, if any
  • Guest privileges
  • Tee-time rules
  • XLife or other optional charges
  • Whether membership availability has a waitlist
  • Whether anything about the property creates a special club relationship

Don’t buy the house and investigate the golf afterward if golf is one of the reasons you’re buying the house.

What Should Buyers Check Before Purchasing in Indian Wells Country Club?

Before purchasing, verify the property’s individual HOA, current dues, FAMD assessment, club membership options and total annual carrying costs. Two Indian Wells Country Club homes at similar prices can have substantially different ongoing expenses.

I recommend looking at these costs together:

1. The individual HOA

Find out exactly which association governs the property.

Review its current dues, reserves, insurance, planned projects, recent meeting minutes and any pending or approved special assessments.

2. FAMD

Confirm that the property is within FAMD and verify the current parcel assessment.

3. Club membership

If you want to join, confirm current pricing and availability directly with Indian Wells Country Club.

4. Property taxes

These are separate from HOA dues and club membership.

5. Insurance

Ask about both homeowner coverage and any master HOA policy that may apply.

6. Property maintenance

With custom homes in particular, landscaping, pools, roofs and exterior maintenance may remain entirely the owner’s responsibility.

A lower HOA isn’t necessarily less expensive if you’re personally paying for everything the HOA would otherwise maintain.

Is Indian Wells Country Club Expensive?

Indian Wells Country Club offers a wide range of ownership costs because the community includes everything from HOA-maintained residences to custom homes, while club membership is separately priced. For a golfer, published club dues alone range from $14,700 to $23,100 annually before applicable taxes, depending on the golf membership selected.

Whether that represents good value depends on how you plan to use the club and property.

Someone playing golf several times a week may evaluate the cost very differently from someone buying primarily for the location, views and security.

That’s why I don’t think “Is it expensive?” is quite the right question.

The better question is:

“What will this particular home and the lifestyle I want cost me each year?”

That’s a number we can actually calculate.
